As we reach the halfway point of 2026, the Ball Ground housing market continues to settle into a more balanced pace. While buyers have more choices than they did during the ultra-competitive market of a few years ago, well-priced homes are still attracting strong interest.
Inventory has gradually increased throughout the year, with the months' supply of homes climbing into the mid-5-month range, giving buyers more opportunities to compare homes before making an offer. At the same time, sellers are seeing homes sell for approximately 95% of their original list price, reinforcing that strategic pricing remains one of the biggest factors in a successful sale.
Although average sales prices and price per square foot have fluctuated from month to month (as is common in a smaller market where the mix of homes sold can vary significantly) the overall trend shows buyers continue to place strong value on Ball Ground's desirable location, small-town charm, and growing amenities.
Closed sales have remained relatively consistent throughout the year, indicating that buyers are still active despite higher interest rates. Homes are taking longer to sell than they did during the pandemic market, but the average days on market remains within a healthy range for a balanced market and has improved from the springtime peak.

Not all peaches are created equal! If you've ever wondered why some peaches practically fall off the pit while others seem glued to it, you're not imagining things. One thing that often causes confusion is that yellow and white peaches are different from freestone, clingstone, and semi-freestone peaches.
Think of it this way:
Freestone, Clingstone, and Semi-Freestone describe how the flesh attaches to the pit.
Yellow and White describe the color and flavor of the peach flesh.
A peach can be both a yellow freestone or a white clingstone, for example.

Storage Tips
Not Quite Ripe?
Place peaches on the counter out of direct sunlight stem-side down for 1-3 days, until they’ve softened, smell sweet, and there’s no longer green around the stem. Refrigerating too soon stops ripening, causes a mealy texture, and a brown interior.
Ready to Eat?
Store ripe, unwashed peaches in the refrigerator. Bonus points if you have a crisper drawer.
Crisper drawers extends the life of the peaches up to 5 days. It’s time to throw out when they develop a fuzzy mold, feel squishy, leak juice, or smell fermented.
Too Many Peaches?
Wash, peel, halve, pit and slice into wedges. Toss with a 50/50 water/lemon juice mix to prevent browning. Lay out on a parchment paper lined baking sheet and freeze. Transfer frozen peaches to a freezer-safe container. Store in the freezer.
